In order to determine what a property can be used for or where structures may be placed*, you must first identify the Zoning district your property is located in. The Hernando County Property Appraiser's  General GIS map can help you locate your Zoning district. Be sure to click the Zoning layer on the legend.

The permitted uses and setbacks vary by Zoning district. The Hernando County Code of Ordinances, Appendix A - Zoning can be found at MuniCode.com. The most frequently requested districts are:

Residential Districts

Commercial Districts

Agricultural District

Agricultural/Residential Districts

 

Zoning districts that begin with PDP are Planned Development Projects. These are specialized flexible districts. The permitted uses and setbacks are unique to each approved project and the Zoning office should be contacted to verify the information.    

*Platted lots may have easements and buffers in addition to the Zoning district setbacks shown.
