Annual Inspections Process

All homes must be inspected at least once annually. This inspection will be scheduled by mail approximately 90 days prior the annual renewal date.

If no adult can be present at the scheduled time you must contact the inspector at (352) 754-4097 no less than 24 hours in advance. The PHA will not allow cancellations without a good reason. A medical appointment would be an example of a good reason to re-schedule an inspection.

Cancelled appointments will be re-scheduled as soon as the inspectors schedule allows.

There must be an adult present at the time of inspection. The adult can be the owner, the tenant or other adult. The inspector will need access to all areas of the home and the grounds.

It is not necessary for the owner to be at the inspection.


Failed Annual Inspections

Annual inspections with required repairs must be repaired and re-inspected no more than 30 days from the date of the original inspection. The tenant and the owner will receive a fail letter listing all required repairs.

The letter will contain the date and time of the follow up re-inspection. The re-inspection date will be between 20 and 30 days from the date of the original inspection.

Read this letter carefully, it also contains the notice of abatement.


Failed Annual RE-Inspections

If the home fails the annual re-inspection the housing payments will start the abatement process.

If the home fails the re-inspection no other re-inspections will be scheduled until the owner or tenant request a re-inspection in writing to the inspector.


Termination of the HAP Contract or Tenantโ€™s Voucher

If the re-inspection fails due to Tenant required repairs the tenantโ€™s voucher may be terminated at any time thereafter.

If the re-inspection fails due to Owner required repairs the HAP contract may be terminated at any time thereafter. The tenant would be issued a voucher to move. The owner would not be allowed to collect the PHA portion for the rent during the abatement period for owner required repairs.
