An application was received from Lucky Lane Holdings, L.L.C. (developer) requesting the creation of a new special assessment district providing street lighting services within the Kensington Woods subdivision. The Board of County Commissioners created the Kensington Woods Street Lighting Municipal Service Benefit Unit (MSBU) by adopting adopting Ordinance 2023-13 at a public hearing held on September 26, 2023. The proposed FY 2025 annual budget is $11,600 (at 95% collection) creating a per unit assessment of $88.00 which will be placed on the property ownersβ 2024 tax bill. The budget is divided equally among the 139 assessable lots and will operate and maintain 28 streetlights. A maximum assessment is set at $90.00 per unit. The resolution setting the final budget and actual non-ad valorem assessment rate to be levied against each lot was adopted at a public hearing held May 28, 2024. The rate will be reflected on the 2024 annual property tax bill. |
